3) Absolutely NO SMOKING and/or NO ALCOHOL in facilities at all times.

4) Client is obligated to be present with their working personnel and/or guest at all times.

5) Anything against the rules and regulations, owner has the right to take legal action.

Permitting:

A permit for location shooting (Media Production Event Application) must be filed with the City of Griffin, with appropriate fees paid before principal photography is allowed to begin on the property. This permitting includes a signed letter from the Executive Director giving permission for all proposed activities. Insurance and bonding must be provided by the production company.

Restrictions:

Prohibited activities are those that involve

* any smoking in buildings;

* use any type of open flame or pyrotechnics;

Exterior Photography:

Alterations can be made without changing the architectural character of the building, provided that after principal photography has concluded any alterations are returned to their original status.

Cleanup:

All areas impacted by the project are to be cleared of all equipment and trash and returned to original condition to the satisfaction of the Property Manager/Owner. All trash and debris must be removed and disposed in the on-site dumpster of at the end of each day of the project. The production company is responsible for notifying all of its contractors and subcontractors of the clean‐up rules.

Yes, owner requires a $75.00 cleaning fee.

This is a great classic home in an established residential neighborhood in Griffin, Georgia and has so many options to offer your production with its diverse interior and exterior spaces. Whether it’s the long driveway, the large established yard, the spacious rooms with high ceilings, or the look and feel of a traditional older home, you’ll find this location is second to none when setting the stage for your cinematic vision, from television commercials to scripted series to independent and feature films.

Location is most desirable. Griffin is close to the major film studios in Senoia and Fayetteville, and about an hour south of Hartsfield-Jackson Atlanta International Airport. Available year-round for film productions and photoshoots.

Built in 1952, the house is a very well maintained 5 bedroom, 3 bath home with hardwood floors throughout. House has a large living room with fireplace, den, sun room in the back and rear deck. Small playground is located at the far back of the property.

The Griffin Hospital and Nurses’ Home is one of the few remaining unused historic properties in Griffin, with a rich and unique history of public service to the community. An example of the Neoclassical-Style period with solid construction, the building speaks of its time and its place, but convey stories from a different era that can add substance to today’s story ideas.

It’s spacious wings, annexes and basement provide opportunities for unique set creation with its massive wood beams, framing and brick, while the exterior takes you back to a different time and place in the South.

Set Perks and Amenities

Historic Neoclassic-Style building, built in 1910 as Griffin’s second hospital. Used as a hospital from 1910-1931, then as a funeral home from 1936-1995. One of the few surviving examples of one of Atlanta’s prominent architects of the period. Building has been gutted to reveal magnificent original wood studs and framing. Building consists of two floors with basement. Has temporary electrical on-site. Any additional electrical will need to be provided by the production company.

Can be used for a variety of location purposes, including horror-style genre and related projects. Situated on one of Griffin’s most heavily traveled thoroughfares and within walking distance of downtown Griffin.

Set Rules

Standard Set Rules:

1) Client must only be in the facilities during their booked time. Anything else is prohibited, unless approved by TS management. Client must submit their Drivers License and/or Identification for final approval of booking.

2) Client is obligated to keep the facilities clean, garbage free and keep out anything hazardous.

3) Absolutely NO SMOKING and/or NO ALCOHOL in facilities at all times.

4) Client is obligated to be present with their working personnel and/or guest at all times.

5) Anything against the rules and regulations, owner has the right to take legal action.

Liability Insurance

Short-Term Production Insurance is required of all set bookings and is due no later than seven (7) days post initial payment for your booking. A Certificate of Liability is required to list [THE VENUE and ADDRESS] as Certificate Holder and/or Additional Insured. The insurance required hereunder shall have a minimum single limit liability of $1 million, and minimum General Aggregate Liability of $2 Million.

Why would a film set need insurance?

The primary purpose of production insurance is to protect the people, property, companies, and equipment in use during a production. It can cover everything from dropped equipment to an injury on set.

Although film production insurance policies vary widely, you’ll always need general liability.

*If Short-Term Insurance is waived, production company (client) will be liable for any injuries, damages, theft or indemnification during client use.  Owner of property can take legal action if applicable.

Client Agreement

Tyler Studios is a multi-faceted entity that operates in different capacities. One of which, is serving as a third-party liaison to find set location rentals for its clients. Tyler Studios being a third party is not held liable for any injuries, damages, theft or indemnification during client use.  Any future negotiations for additional projects must go through Tyler Studios if initially booked through tylerstudios.com. Clients who do not comply, will not be able to use future services indefinitely.

Commercial Style Kitchenette in Duluth, GA. This location has easy access to highway 85 and only 25 minutes away from Downtown Atlanta.

This 400 SQFT open space includes seating, table tops, and lounge area. The kitchenette provides clients with creative freedom and range to use the space for a variety of different culinary purposes.
